DEAL DONE AT BLENHEIM COURT – 6,000FT² ACQUIRED!     

Blenheim Park, set just off Junction 26 of the M1 Motorway at Nottingham has always been one of the City’s favoured estates with property generally moving quickly, particularly when available for sale.

The latest deal concluded on this estate has seen just over 6,000ft² of good quality stock acquired by Matthew Wade to enable the relocation of established Nottingham company Ashworth & Thompson as they reconfigure their business model.

Congratulations to our sponsored player, Mark Gleghorne, on his hat-trick at the weekend for Beeston Hockey Club.

GB and England’s Mark Gleghorne guided Beeston to a 3-1 win as the Nottinghamshire side continued their unbeaten start to the season.

Gleghorne netted twice in the first half before completing his hat-trick from a late penalty corner.

Musson Liggins took part in the annual Riverside Festival Dragon Boat Race on 6th August 2017.

The event raises money for Rainbows Children’s Hospice.

After the team came 2nd, 1st and 2nd in the heats they made it through (just) to the semi finals.

The semis were hotly contested and we were narrowly defeated in the closest and fastest of the semi finals.

Final position – a surprising and respectable 7th out of 44 teams.

Musson Liggins have provided consultancy advice regarding the development and renovation of the former Braunstone Hall, to be re-named Winstanley House, being situated within Braunstone Park.

The property is a Grade II Listed Building and was built in 1775 by the Winstanley family and has been acquired by experienced developers Naresh and Sharon Parmar.

The development includes the renovation of the original building together with new extensions and additions which will, after restoration, open as an impressive wedding and events venue complete with 19 boutique hotel rooms including two bridal suites, a 40 seater steak restaurant, a private dining room and two ballrooms suitable for 450 and 150 guests respectively with glass frontages opening onto terraces.

The facility will provide 110 car parking spaces in the grounds in the heart of the 160 acre Braunstone Park.

 

Musson Liggins have recently provided valuation advice to lenders and to the purchaser of the purpose built 6 acre TRADBE waste and recycling plant in Dinnington South Yorkshire.

Double Pub Sale

Matthew Wade has sold two pubs in Heanor to a single developer purchaser who intends to redevelop both sites for residential purposes.

Both pubs had outline planning consent for residential development, whilst part of the Butchers Arms was Grade II Listed.

Matthew Wade said “We were delighted to dispose of two vacant and dilapidated pubs to a local developer who will provide much needed housing for the area and will improve the location in general”.

Musson Liggins has played important roles in everything from the construction of a multi-million pound rehabilitation centre to the sale of historic hotels and celebrates the landmark 30th birthday this month.

In recent years the company has increased its market share, while 2016 involved a rebranding exercise to reflect a shift in focus.

Musson Liggins was established in 1987 by Stephen Musson and Matthew Liggins, who at 28 and 27 respectively were among the youngest to be awarded a Fellowship of the Royal Institute of Chartered Surveyors (FRICS) in the country at the time.

The firm was originally based in Long Eaton before moving to its current premises in 2007, where it now has six support staff and five equity directors, including Graham Parkinson, Matthew Wade and David Bladen. It is a general practice acting for corporate and private clients but specialises in commercial property.

One of the company’s first contracts included helping Asphaltic Building Supplies with the reorganisation of its national depots, while it also built an expertise in the healthcare sector after working with operators who recognised the need to improve property in compliance with ever-changing legislation.

Mr Musson said: “The firm’s first invoice at £50 plus VAT was sent on February 5, 1987, to a Mr Green, who required a rental valuation of his doctors’ surgery in Woodthorpe.

“I valued the market rent at £7,500 per annum and I remember that the invoice was paid immediately.

“A notable feature of the firm was and is the quality of its employees, many of whom have remained for a good number of years as the business grew and continues to grow.”

Much of Musson Liggins’ work to date has been valuations for high street banks and specialist lenders, and it provides more than 500 valuations a year.

Director David Bladen said: “We’re a small but growing business, which punches well above its weight and competes with the small, medium and PLCs throughout the East Midlands.

“We have an excellent reputation. Many will know us for providing valuations, however we are now seeing a lot of existing and new clients approach us for a wider range of services which is extremely encouraging.

“There aren’t many privately-owned firms that have been in Nottingham supporting the East Midlands for nearly 30 years and by increasing our market share and turnover we are looking to secure another 30 years of Musson Liggins.”
