Matthew Wade, Director of Musson Liggins, has completed on the sale of Teal Close, Netherfield.

The 21,627 square foot unit sold during lockdown off an asking price of £1.5m.

Musson Liggins have been appointed by a Loss Adjuster to assess the potential loss in value of a residential property due to a fire.

The Loss Adjuster wanted to understand the value of the plot to see if the loss could be minimized by selling the plot rather than paying out for a replacement dwelling.

Another interesting matter successfully dealt with by ML.

Musson Liggins have completed advice to Clients in order to assess a potentially fraudulent loss relating to the sale of a plot land.

The land in question was sold by developers and was subsequently sold for over 5 x more two years later following a successful planning application for residential development.

The initial sale was not subject to planning and/or an overage provision despite the major planning application being in place on the date of the sale.

The initial sale was between connected parties and the original land owner went into administration 2 months later.

We advised the Clients that the site was sold at undervalue due to the lack of overage provision.

The case is likely to end up in Court following our investigative report.

Usually at this time of year we would be preparing to have or Christmas parties…which are unlikely to happen now.
